May 2020

Welcome to my monthly update.

Covid-19 measures are slowly easing in most European countries. The good weather, higher temperatures but especially the increased UV values and the Vitamin D that our body produces under these conditions slow down the virus rapid spread.

The stock markets obviously respond to this, but the share prices have gone too far in my experience. In May I was able to sell most of the shares (with exception of my gold and silver mines) I had bought during the mid-March dip with nice gains. I regularly bought gold and silver mines when these temporarily fell by more than 10%.

For now I am mostly in cash as I expect a second dip to come. I also expect that in late September or early October there will be a new outbreak of the virus for the reasons mentioned above. The real blow to the economy is yet to come. the consequences are most evident in the USA. Unemployment is absurdly high. In the Netherlands, the impact in terms of unemployment is still limited, but the underlying figures are not good. Almost 2 million jobs are artificially maintained because the government pays 90% of the salary. When these figures translate into real unemployment, confidence will drop rapidly and this will have an impact on many sectors, including real estate.

On the peer-to-peer front, the situation seems to be calming down. Silence before the storm? As unemployment rises, the number of defaults will increase sharply. The question is how the platforms will survive. I am still winding down some positions until the p2p climate becomes more positive again. For the time being still almost 2,000 euros in the min. I expect to be around 0 again around the end of the year, if at least not too many platforms fall over. I look below the line for my investments, I try to compensate for the losses in the P2P segment with my other investments.

Monthly return for May 2020 was €230. Total result is –€1.845

bulkestate

One investment this month in a 15% project

Return for May 2020 was €8,07. As shown in the graph, most projects only pay interest at the end of their term.

crowdestate

No investments this month. The number of loans with issues are stable at the moment.

Return for May 2020 was €16.18 higher then last month.

crowdestor

Crowdestor announced that some of their project are to be completed in the next couple of weeks. Most of the other loans are still in recovery mode.

Return for May 2020 due to this Recovery Period was €1.10

crowdrealestate

Invested in one of their projects in Amsterdam for a 5% return.

Return for May 2020 was €23,74. Same as last month and pretty stable so far.

estateguru

One project completed in May2020 and received the invested amount plus interest. Re-invested in two new projects with an interest rates of 11-15% spread over two countries.

Return for May 2020 was €18,93, a bit lower then last month. Many project don’t have a monthly return schedule so the returns in this platform are lower on a monthly base.

evoestate

No investments this months, as no interesting projects were listed.

Return for May 2020 was stable at €11,96. It takes a while before these real estate projects start seeing return. The next couple of months should see a higher return.

fastinvest

Return for May2020 was €5.79 for the euro en polish złoty portfolio combined. The graphs are starting to see positive numbers again after the selloff earlier.

Exchange Rate EUR: Mon, 17 Feb.

grupeer

For the moment all payments to investors of Grupeer are currently suspended (like Crowdestor, Monethera and Wisefund), but in case of Grupeer a couple of their loan originators don’t have license to lend out money as it appears in several Telegram groups. As of the end of May my accounts is updated again with interest payments.

As long as the website up-and-running, I will not write off Grupeer and include the results in my weekly and monthly overviews. However, I am not very positive about the outcome.

Return for May 2020 was €6,48. I withdrew €100 in March 2020 but the money has not been deposited to my bank account yet, instead it shows rejected on my balance sheet so I added it to my total invested amount which brings it back to €5.000

housers

One project completed in May. No re-investments as the net gain (after taxes and platform cost) are to low. The last couple of months more and more projects are delayed. The good thing is that as an investor we can vote on the proposal made by a developer in a ‘Lenders Meeting’ for a new payment schedule. The bad thing is the number of “Lenders Meetings’ are rising. So far I received all the payments.

Return for May 2020 was only €7,90 (this is after tax and the housers fee). These extra costs take a big chunk out of the profits. I will try to deduct tax within my own country.

lender & spender

For Lender & Spender I choose to pay out the redemption to my bank account instead of reinvesting. As this platform is also supervised by the Dutch Financial Markets Authority I will probably increase my investments the next couple of months despite the lower returns (4.0%)

Return forMay 2020 was €5,78

lenndy

Return for May 2020 was €5,45 and back to normal again.

mintos

My favorite platform so far due to the number of loan originators, the extensive auto-invest features and the good interest rates, although they fluctuate month-by-month. Interest rates are rising fast up to 26%. But they come with a risk as the COVID-19 situation continues.

I withdrew €2.000 to balance my P2P portfolio. Money was deposited within a couple days.
Return for May 2020 was a stable €110,61 for the euro and russian ruble portfolio combined and pretty stable for now.

monethera

Monethera announced a temporary complete cessation of the work of their platform. It is not looking good. Monethera was previously the subject of conversation on Telegram (and not in the positive). Chances are very high that this platform is also subject to fraud and the might file for bankrupcy

As long as the website is up and running, Monethera will remain in my weekly and monthly overviews. But I also expect to write off this platform within a few weeks.

Return for May2020 was as expected €0

for more info on investments see my monethera journey section

peerberry

Another one of my favorite platforms with an average yearly return of 12.09%.

Return for May 2020 was €14,67, lower the last month

for more info on investments see my peerberry journeys section

reinvest24

No new project this month.

Return for May 2020 was €14,03 as one of their projects completed with a nice return. Many project don’t have a monthly return schedule so the returns in this platform are lower on a monthly base.

for more info on investments see my reinvest24 journey section

robocash

Return for May 2020 was €17.34 and rising again compared to last month

for more info on investments see my robocash journey section

swaper

Still going steady with a rising average yearly return of 11.7%.

Return for May 2020 was €9,13

for more info on investments see my swaper journeys section

wisefund

Wisefund is also subject to criticism on Telegram. For now the platform is holding just not paying any interest (like Crowdestor, Grupeer and Monethera)

Return for May 2020 was €0 ,
